Minutes of F&L Meeting

Present: Mary, Amy, Aaron, Michael Pryplesh



1. Discuss community feedback on Master Deed changes; revisions.
Prepare for 12/19/11 community meeting.



We went over the feedback from the 12-7-11 community meeting at which the
proposed Master Deed changes were reintroduced after a hiatus since 2007. We
discussed some questions that Michael had about the Master Deed changes.



We used Google docs to work together on a proposal for the 12/19/11
community meeting. We are asking the community to agree that these are the
amendments we’d like to make to our Master Deed, and to authorize F&L to
send the changes to our attorney, David Keast. Keast will provide any
relevant advice, and then draft the changes in legal language. The text
will come back to the community for final approval before the amendments
are made legal.



We would like to pay Keast a retainer for this work, so that the funds
allocated in the 2011 budget are spent during this calendar year. Keast
has time to do this work very early in January, but we prefer not to ask
the community to roll over the funds to 2012.



This discussion and work took up the entire meeting (we started late). The
remainder of the agenda was tabled.

• Discuss 12/5/11 meeting held with Len Pytlak CPA re: bookkeeping
transition (Kathy, Becky, Amy)

• ~$11,000 balance in GOCA account

• Bank change updates



2. GOCA Insurance policy



For the record: Amy learned from our State Farm agent Barb Young that our
Association policy will have the same premium in 2012 as in 2011: $7620. The
policy will now start on January 1 each year.



3. Next meeting



We won’t meet again until January, but we have several things to accomplish
before then. Kathy is working on the Reserve Fund unit fee spreadsheet,
and we need to get this posted on the WIKI and to inform households how to
find their unit’s Reserve Fund increase for 2012. Kathy will be meeting
with the bookkeeper at Len Pytlak’s office to work on the bookkeeping
transition. Kathy has also been working on researching banks.
